Scope of Service Experience

Bryce has experience in all aspects of commercial real estate including acquisition, disposition and development of office, retail and industrial projects. As an active real estate investor for over 20 years, Bryce understands the challenges facing both buyers and sellers in sale and lease transactions. Utilizing his experience from prior businesses, he works to discover critical success factors to develop solutions that meet the needs of both parties.

Bryce’s current focus is serving the needs of petrochemical, oil & gas, derivative industries and energy services companies capitalizing on the drilling and exploration of the Utica / Marcellus Shale in Eastern Ohio and the Northern West Virginia Panhandle. Primary focus is in the area of Site Selection for industrial clients utilizing rail throughout Ohio and West Virginia and river barge along the Ohio River in Ohio, West Virginia and Pennsylvania.

Experience in site selection for Natural Gas Power Companies (Carroll County Energy and Southfield Energy). Site selection for hotels (Corporex) and many other industrial and distribution clients. Site selection for companies that have a need to be on the Ohio River close to the Shell Petrochemical Complex in Monaca, PA and the proposed PTTGC complex in Belmont County, Ohio.

Ohio River Corridor, LLC

Ohio River Corridor LLC has been created due to demand for corporations and developers looking for site locations in the Ohio River Valley. This demand is a result of petrochemical and related facilities that require proximity to the Ohio River.

Ohio River Corridor, a holding company, will provide site selection services under the brokerage NAI Spring in Ohio and JJ Guida Airport Realty in West Virginia and Pennsylvania to assist oil & gas, petrochemical, plastics and derivatives companies in the Utica and Marcellus Shale region. The focus on this area has in part started with the Shell Petrochemical Complex (cracker) in Monaca, Pennsylvania, which will utilize ethane from natural gas as feed stock and crack into ethylene, then further process into polyethylene.

Ohio River Corridor will also provide consulting services to assist clients with their growth and success in this area. “We are currently working with organizations from the Gulf Coast and internationally to determine if locating a facility in the tri-state area is economically feasible,” stated Bryce Custer, president, Ohio River Corridor.

A third division is planned for investments and development of land and facilities along the Ohio River and Appalachian Basin. Investors are beginning to see the opportunity for investment in this emerging area of Appalachia.

Bryce A Custer Enterprises, Inc. Founded in 1994, BAC Enterprises, Inc. is a commercial investment and management firm. Over the past 25 years BAC Enterprises, Inc. has developed, purchased, leased and sold numerous properties. BAC Enterprises, Inc. currently manages warehouse, retail and office complexes in Ohio. Bryce was also the owner of Leadership Development Centers, a sales and management firm affiliated with Wilson Learning Corporation. Bryce worked with numerous clients throughout northeastern Ohio and Charlotte North Carolina in the area of managerial and sales development. In 2001 the firm was sold in order to focus on real estate ventures.

Prior to real estate investing, Bryce was an Environmental Chemist at Wadsworth/Alert Laboratories (now known as TestAmerica). While at Wadsworth/Alert he was instrumental in meeting the needs of clients as GC/MS analyst, Sr. Project Manager and Assistant Laboratory Manager for 10 years.
